Mount Vernon, along the eastern line, looks a lot like Yonkers on paper. Greenburgh, to the north, is a town of owners and houses. Yonkers has a larger share of big buildings than either one, with every other kind of home mixed in. Here is what those numbers change on a cleaning day.
- Smaller floor plans. The median Yonkers home has 4.4 rooms, against 5.6 in Greenburgh. In a home that size the kitchen and the bathrooms take most of the visit, so the bathroom count and the state of the stove and fridge tell us more about timing than the number of bedrooms does.
- Getting to the door. In a building of 20 or more units, part of the visit happens before your door opens: parking, the lobby, the elevator. If your building asks outside help to sign in, use a service elevator or come during set hours, write it in the notes on the quote form and we will plan around it.
- Stairs in the houses. A detached house brings stairs and sometimes a finished basement, and every level adds time. Tell us which floors you want done, including the basement if it matters to you.
- Pre-war rooms. Age is not what separates Yonkers from its neighbors: the median home here dates from 1958, the same decade as the medians in Mount Vernon and Greenburgh. Still, 26.6% of Yonkers homes were built in 1939 or earlier. Plaster walls, painted radiators, deep sills and busy wood trim hold dust in ways a newer apartment does not, and they need hand detailing rather than a quick pass.
- Renters and owners. The city splits into 43,908 renting households and 37,737 owning ones. A renter's cleaning often lines up with a lease date. An owner's is more often a standing schedule.
What Yonkers homes usually need
Put those numbers side by side and five of our services cover most of what Yonkers homes ask for.
Apartment and condo cleaning fits the biggest group. A home in a building of 20 or more units sits on one floor, so the effort goes into the kitchen, the bathrooms and the floors instead of stairs and hallways. Only one city in our five counties, White Plains, has a higher share of homes in large buildings, and New Rochelle matches Yonkers at 38.1%.
Move-in and move-out cleaning follows from the renter count. An empty unit is the one time a cleaner can reach inside every cabinet and closet and along every baseboard without working around furniture. In New York, searches for move-out cleaning run highest in August, so if your lease ends in late summer, ask for your date early.
Deep cleaning appears by name in Google's search suggestions for Yonkers, and the housing explains why. A home built in 1939 or earlier holds buildup on radiator fins, the tops of door frames and old bathroom tile that an ordinary visit only touches lightly.
Weekly and biweekly cleaning suits the city's 37,737 owner-occupied homes, and any renter who would rather keep up than catch up. A smaller home stays manageable on a schedule, and regular visits get quicker once the first thorough clean is behind you.
Carpet and upholstery cleaning is taxed differently from the rest of a visit in New York; the sales tax question below explains how. Our pricing page shows how we quote each of these, and the Westchester County page lists the towns around Yonkers, including Eastchester; Greenburgh, Mount Vernon and Scarsdale, which also border the city, have pages of their own.
Moving, renting and short-term rentals in Yonkers
Renters outnumber owners in Yonkers: 43,908 of the city's 81,645 households rent their home. The same holds in Mount Vernon. It does not hold in Greenburgh or Eastchester, where owners are the clear majority.
Yonkers publishes little about short-term rentals. Its City Code on ecode360, which includes legislation through 28 October 2025, carries no chapter on them, read 19 September 2026. Zoning still decides how a home may be used, and a building or a lease can rule a nightly rental out on its own. If you plan to rent a room or a unit by the night, ask the city first.
If you are moving out, New York's General Obligations Law section 7-108 gives the landlord 14 days after you leave to return the deposit with an itemized statement of anything kept, and it bars deductions for ordinary wear and tear. A clean apartment helps you show the condition you left, but no cleaning can promise a deposit back. Take dated photos of each room once the cleaning is finished. The right time for the cleaning itself is after the last box leaves and before you hand back the keys, so nothing gets tracked back in.
Common questions about house cleaning in Yonkers
Do you clean apartments in the large Yonkers buildings?
Yes. With 38.1% of Yonkers homes in buildings of 20 or more units, apartments and condos are most of what a cleaner sees here, and our apartment and condo cleaning is sized for them. When you book, tell us the floor, whether there is an elevator, where a car can stop to unload, and any building rules for outside help, such as signing in at the desk or set hours for service visits. That lets us plan the visit around the building instead of losing time in the lobby.
Why is sales tax on a Yonkers cleaning higher than elsewhere in Westchester?
Because the state lists Yonkers with its own, higher rate. New York taxes interior cleaning of homes (Tax Bulletin TSB-M-91(4)S), and Publication 718, effective 1 March 2025, puts the combined rate at 8.875% in the City of Yonkers against 8.375% in the rest of Westchester County. New Rochelle, Mount Vernon and White Plains all sit at the county rate. The state lists carpet, rug, drapery and upholstery cleaning as exempt, and any bill or receipt we give you has to show the sales tax as its own amount (Publication 750).
What can a cleaner finish in one visit to a Yonkers apartment?
It depends less on the bedroom count than on the bathrooms, the kitchen and how long it has been since the last thorough clean. With a median of 4.4 rooms, the typical Yonkers home is small enough for one visit to reach dusting, the kitchen, the bathrooms and the floors in every room. A first visit after a long gap, or a pre-war unit with radiators and detailed trim, takes longer. Put your bedrooms, bathrooms and the rooms that matter most on the quote form and we will size the visit before anyone arrives.
Should an older Yonkers apartment start with a deep cleaning?
Often, yes. 26.6% of Yonkers homes were built in 1939 or earlier, and those rooms carry buildup where a regular visit only skims: radiator fins, the top edges of trim, grout in small bathroom tile and the corners of old floors. A deep cleaning resets those areas once, and a weekly or biweekly visit keeps them there. In a newer building, a regular cleaning may be enough from the start. Tell us the age of the building and the condition of the home, and we will say which we suggest.
How do I get a price for house cleaning in Yonkers?
Ask for a free quote. We do not post a flat rate, because the time a home takes depends on its size, the number of bathrooms, how often you want us and the condition on day one. Fill in the quote form with those details, plus parking and building access, and we reply by text or email, usually the same day. The pricing page explains what raises or lowers a quote, and our rates are competitive.
