Derby, across the Housatonic, has smaller and older homes and a much larger renting population; Monroe, along the town's longest border, is nearly all detached houses with owners in them and has no homes at all in buildings of 20 or more units. The Office of Legislative Research report 2024-R-0044 of 15 February 2024 named 12 Connecticut towns that expressly regulated short-term rentals; neither Shelton nor any of its eight neighbors was among them. Report 2026-R-0025 of 20 January 2026 describes Public Act 24-143, section 7, effective 1 October 2024, which gives every municipality's legislative body the authority to adopt an ordinance regulating and licensing rentals of 30 days or less (both reports read 19 September 2026). Whether Shelton has used that authority, and whether the city registers rental units, is for Shelton's planning and zoning office to say. Ask before you list, and if the unit is in a complex, ask the association as well.
