Read across and Branford lands between its two shoreline neighbors on ownership and on the detached-house share, while matching East Haven on size: both towns have a median of 5.5 rooms. Guilford's homes are larger at 6.6 rooms and far more often detached. North Branford, the inland neighbor, is the most uniform of the four: 79.5% detached, 88.7% owner-occupied, a median build year of 1977 and only 8.1% of homes from before 1940.
The town-wide figures hide a split. The Census also reports on the Branford Center area on its own, and there the picture flips: 3,325 households, 41.3% of them owners, 30.9% of homes detached, 21.1% in buildings of 20 or more units, a median of 4.7 rooms and a median build year of 1967.
What that means when we arrive
- Two kinds of visit. A condo or apartment in the center is a compact job with a shared entrance, a hallway that tracks in dirt and sometimes an elevator to reserve. A detached house elsewhere in town adds a basement, a second floor, a deck door and a mudroom that collects sand from the beach.
- Older finishes. Branford's 18.5% share of homes built before 1940 is the highest of the four towns in the table. Those houses often have plaster walls, radiators and painted wood trim, and dusting them by hand takes longer than wiping down modern drywall and flat doors.

Chapter 199: registering a short-term rental
Branford regulates short-term rentals through its Short-Term Residential Rental Ordinance, Chapter 199 of the town code. The town's public announcement of the registration program, read 19 September 2026, sets out the following:
- Anyone who operates, or intends to operate, a short-term residential rental in Branford must complete an annual registration.
- The online application opened on 1 March 2026 on the town's OpenGov portal.
- Permits run from 1 May through 30 April each year.
- Applicants report the property's location and type, owner and host contact details, parking availability, life-safety features, and certifications that the property complies with town regulations.
- Operating without a valid permit can lead to enforcement, including fines and revocation of the permit.
- Questions go to the town's Planning and Zoning Department.
Those points come from the announcement; the ordinance itself carries the full requirements, so read Chapter 199 on the town's website before you list. For context, the Connecticut Office of Legislative Research's February 2024 survey named 12 towns with express short-term-rental rules, and Branford was not yet one of them (report 2024-R-0044, read 19 September 2026). The town's own rule is now in force, and it stops at the town line: East Haven, Guilford and North Branford each answer to their own codes.

Yes, at 6.35%, the Connecticut rate set by CGS 12-408. The state's regulation on janitorial services, Sec. 12-407(2)(i)(Y)-1, lists the work by name: floor, wall, ceiling and woodwork cleaning, dusting and vacuuming, emptying wastebaskets.
