East Fishkill, on Wappinger's eastern border, is the contrast that matters: 90.6% of households own, 88.2% of homes are detached houses, and the median home has 7.1 rooms. Wappinger's median is 5.6 rooms, its detached share is 54.7%, and 6.1% of its homes are in large buildings against East Fishkill's 1.5%. Fishkill, to the south, looks more like Wappinger on ownership but has far fewer detached houses. LaGrange, to the north, matches East Fishkill almost figure for figure, with 86.2% detached houses and a 7.1-room median.

The village straddles the line between the Towns of Wappinger and Poughkeepsie, and it is the old, dense, rented center of this corner of the county: 30.6% of its homes predate 1940, 18.2% are in buildings of 20 or more units, and the median home has 4.1 rooms. Myers Corner, the largest place in the town, is the opposite, with 2.7% of homes from before 1940 and a 6.5-room median. New Hackensack is small, 358 households with a margin of error of 81, all detached houses, and has no pre-1940 homes at all.

For the 7,197 owning households

Add-ons such as the inside of the oven and fridge or a load of laundry ride along with any visit, and floor, tile and grout cleaning is the separate job for a kitchen or bath floor that has gone gray.

Moving, renting and short-term rentals in Wappinger

The town's short-term rental law
Wappinger adopted Local Law 3 of 2025, adding section 240-69.1 to its zoning code (read 19 September 2026). It defines a short-term rental as a dwelling unit, or rooms in one, rented for fewer than 30 consecutive days, and it draws tight limits:
- Only in the R-40, R-40/80, R-80, R-3A and R-5A zoning districts, and never on a nonconforming lot.
- Only in a single-occupancy building. Multi-family houses, accessory buildings, RVs and mobile homes are excluded, and the rental may not share a driveway with another property.
- One rental per lot, no rental within 1,500 feet of another short-term rental lot, and none within 400 feet of a school or day-care center.
- An annual permit from the Building Department, with a Building Department inspection at application and renewal and a yearly fire inspection, plus registration with Dutchess County. Only the property owner may register.
- Two guests per bedroom at most (children 12 and under are not counted), one booking at a time, and the owner or an agent on site within 24 hours of notice.
- Garbage out only the night before pickup, in sealed containers, off the curb once emptied and never at the curb for more than 24 hours; a waste removal plan is part of the application, as is a safety and exit plan posted on the back of every bedroom door.
The village's own rule
The Village of Wappingers Falls adopted Chapter 124 of its code by Local Law 3 of 2023 on 13 December 2023 (read 19 September 2026). A short-term rental there is part of a detached single-family house, and it must be hosted: the resident stays in the house overnight with the guests, and unhosted rentals are prohibited. The permit is annual, follows any zoning approval under Chapter 151, comes with a fire and safety inspection, and requires a guest registry; the permit number must appear in every listing.
Between the spacing rule in the town and the hosted-only rule in the village, short-term rentals in Wappinger are few and closely watched.
