On ownership, detached houses and median year built, Carmel lands between its two Putnam neighbors; on home size, large buildings and pre-1940 homes it stands apart from both. Putnam Valley, to the west, is almost entirely detached houses (96.1%) and holds the older stock, with 21.0% built before 1940. Southeast, to the east, has fewer detached houses (61.3%) and smaller ones, at a median of 5.9 rooms. Carmel's median home, at 6.5 rooms, is the roomiest of the three, and it also beats Kent (5.9) on the northern border. Only Yorktown, at 6.7 rooms, is larger.
Inside the town, the hamlets differ more from each other than the town does from its neighbors.

Mahopac and the Carmel hamlet were built two decades apart. Mahopac's median home dates from 1964 and 18.6% of its homes predate 1940; the hamlet's median is 1984 with 7.7% that old. The Census draws the Lake Carmel place inside the Town of Kent, along Carmel's northern edge, and its houses are the oldest and smallest of the three: a 1957 median, 19.9% from before 1940, 5.7 rooms. We clean on both sides of that town line.
What this means when we arrive
- Whole houses on several levels. With 77.2% of homes detached and a 6.5-room median, the usual Carmel job is a full house with a basement, a main floor and bedrooms upstairs. Tell us which levels you want covered and how many bathrooms are on each; that shapes the quote more than the bedroom count.
- Older Mahopac houses. 18.6% of Mahopac's homes were built before 1940. Plaster walls, radiators, painted trim and original wood floors all get hand work rather than a quick wipe. If you treat an old floor a particular way, say so in the booking.
- Apartments and condos near the county seat. The 11.1% of hamlet homes in large buildings come with lobbies, elevators and parking rules. Put the building's visitor procedure in the quote form and the first visit starts on time.
- Part-time homes. The Census counts 295 Carmel homes held for seasonal or occasional use (with a margin of error of 164), 2.3% of the town's housing units. Putnam Valley next door is at 7.8%. A cleaning scheduled for the day before you come up means the house is ready rather than shut and stale.
Owners hold 85.4% of Carmel's households, so most of our visits here repeat on a schedule. The 1,758 renting households are concentrated in the hamlets: 714 in the Carmel hamlet and 652 in Mahopac.

- Apartment & condo cleaning
For the 11.1% of Carmel-hamlet homes in buildings of 20 or more units, where kitchens and bathrooms carry most of the visit and access is arranged with the building.
- Airbnb & vacation rental cleaning
Turnovers between guests, and opening or closing visits for the part-time lake houses, timed to your arrival.
- Window cleaning
A separate job for a detached house with windows on three levels, booked on its own or with a deep clean.
One note on names. When people here look for a house cleaner or maid service online, they type Mahopac more often than Carmel. Both names lead to the same quote form. Timing matters too. In Google Trends data for New York, spring cleaning searches peaked in March in every year from 2021 through 2025, with April close behind. If you want a deep clean before the lake season, ask in February, ahead of the rush.
Moving, renting and short-term rentals in Carmel
Renters are a small share of Carmel: 1,758 of 12,046 households, against 10,288 that own. Even so, that is more renting households than Kent (572), Putnam Valley (419) or Patterson (692) has. When a lease ends in the Carmel hamlet or Mahopac, a move-out cleaning empties the last of the work from the unit: cabinets, appliances, fixtures and floors, done after the boxes leave.
Short-term rentals in Carmel and Mahopac
The Town of Carmel building department is the office to ask what a short-term rental at your address requires before you list it, and any lake association or condo board may add rules of its own. Two of the towns on Carmel's border have written their rules into their codes, both read 19 September 2026:
- Putnam Valley (Zoning Chapter 165, Article X; Local Law 3 of 2023, amended by Local Law 1 of 2025): a short-term rental is an accessory use of a single-family house in the R-1, R-2, R-3, LP and CD districts, with a Planning Board special use permit and a three-year Building Department permit that carries a yearly fire and safety inspection. One owner may hold no more than three permits.
- Southeast (Town Code Chapter 108; Local Law 7 of 2025, adopted 9 October 2025): every rental unit needs a rental occupancy permit, renewed every two years after a Code Enforcement inspection, and a short-term rental also needs a conditional use permit from the Planning Board.
Whatever Carmel asks of you, the cleaning between guests is the same job. Our turnover service resets bedrooms, bathrooms and the kitchen and leaves trash where the pickup schedule needs it.
Deposits when a Carmel lease ends
New York's General Obligations Law 7-108 gives a landlord 14 days after you move out to return the deposit, with an itemized statement for anything kept, and it bars deductions for ordinary wear and tear. A clean, empty unit narrows what can be argued about; the decision on the money still rests with the landlord.
Common questions about house cleaning in Carmel
Do you cover Mahopac and Lake Carmel as well as Carmel itself?
Yes. Mahopac is part of the Town of Carmel; the Census draws a Mahopac area of 3,393 households, the postal name covers more ground than that, and every Mahopac address is inside our area. Lake Carmel sits on the Kent side of the town line and we clean there too. When you fill in the quote form, give the street address rather than the hamlet name, since the same road can carry a Carmel, Mahopac or Lake Carmel postal name.
What sales tax is added to house cleaning in Carmel?
The Putnam County combined rate of 8.375%, listed in New York's Publication 718 effective 1 March 2025. Cleaning the inside of a home is a taxable service in New York under TSB-M-91(4)S, so the tax applies to regular visits and one-time jobs alike. Carpet, rug and upholstery cleaning is the exception the state lists as exempt, so no sales tax is due on that part of a visit.
What can a cleaner get done in three hours in a Carmel house?
That depends on the house and its state, which is why the quote form asks about the home rather than a number of hours. In a 6.5-room house that is cleaned regularly, a visit works through bathrooms, the kitchen, dusting, and floors on every level you ask for. A first visit to a house that has waited months takes longer, because grease, soap film and dust on trim need more passes. Tell us the last time it was cleaned and we plan the visit around that.
Do you clean condos and apartments in the Carmel hamlet?
We do. 11.1% of hamlet homes are in buildings of 20 or more units. For those, note in the booking how the building admits service visitors, whether there is an elevator we can use, and where to park. If a condo association has its own rules about vendors or hours, share them and we work inside them.
Can you open a lake house before we arrive and close it when the season ends?
Yes. The Census counts 295 seasonal or occasional-use homes in Carmel (give or take 164), and an opening visit is a common request: dust that settled over the winter, bathrooms and the kitchen brought back to ready, floors done, and the inside of the fridge if you add it. A closing visit does the same in reverse. Give us the date you want it done by, and whether we should expect the water to be on.
Do I need a permit to rent out my Carmel house for a weekend?
Ask the Town of Carmel building department before you list; that is the office that can say what applies to your address. Putnam Valley and Southeast, both on Carmel's border, require permits and inspections for short-term rentals, so it is worth checking rather than assuming.
